Landa Global Acquires New Residential Development in Burnaby

September 15, 2025, Vancouver – Landa Global Properties, with its partner Glenhouse Properties, has just acquired a new site in Burnaby Heights for a five-storey, mixed-use development with 38 condos above more than 8,700 square feet of street level strata retail. The site at 4451 Hastings Street, formerly known as Siena at the Heights, was purchased for $12M as a foreclosure, with site preparation underway. The transaction officially closes today.
Construction on the Siena project paused in 2023, leaving only a portion of the underground parkade complete. With Landa now at the helm, the plan is to build the original design with thoughtful interior upgrades that add to the quality of the homes.
Under the purchase agreement, Landa does not assume the original contracts. However, past purchasers will be offered priority access to the new release, providing them with the first opportunity to secure their homes as the project begins its next chapter.

“This project is an exciting opportunity for Landa to bring our expertise in high-end boutique homes to Burnaby, while continuing to grow our presence across Metro Vancouver,” said Kevin Cheung, CEO of Landa. “With Landa’s proven expertise in delivering homes, we are pleased to continue construction on this site and provide much-needed housing to the City of Burnaby. We remain confident in the strength and resilience of the Vancouver real estate market and we are committed to building distinctive, quality homes.”
“It’s fantastic to see this project activated again at this important location in the heart of Burnaby Heights,” said Burnaby Mayor Mike Hurley. “Thank you to Landa Global for getting it back on track. This project will create more homes and retail in their neighborhood and inject even more vitality into this already thriving area.”

“As a long-time financial partner, we have seen firsthand Landa’s proficiency and commitment to delivering quality homes. We are proud to support their efforts as they continue to strengthen the housing industry by taking over and completing important projects like Siena,” said a spokesperson for Desjardin.
This is Landa’s third foreclosure acquisition since January, 2025. At 7576 Granville, Park & Granville, is a 23,000 square foot site that will soon become a collection of 17 townhomes. Sales and construction are scheduled to begin this fall. Since the acquisition in March, 2025, Landa has introduced a series of interior and exterior upgrades to better align the project with current market expectations.
For the company’s Kerrisdale acquisition at 2465 West 41st Avenue, a brand new design has been submitted to the City of Vancouver for a Development Permit. Spanning almost 18,000 square feet, this site offers an exciting opportunity to bring Landa Global’s hallmark vision of excellence to one of Vancouver’s most prestigious and well-established west side residential communities on a lot that has been empty for more than a decade.
At Siena, the original design for the wood frame building matches Landa’s landmark style – a European stone-look façade with contemporary interior elements. Original floor plans will remain the same, with upgrades to elevate the interior experience. The development is located in a highly sought-after area of Burnaby Heights, a prime location that aligns with Landa’s development vision of building in the region’s most desirable neighborhoods.
