Landa Global Celebrates Groundbreaking of 400 New Condos in Surrey City Central

October 30, 2023 –  Landa Global Properties started construction on its first Surrey condo development this week, a 404 unit project featuring studio, one, two and three bedroom homes. Lucent, a 26-storey high-rise at 135A Street & 106 Avenue, is now 80% sold and will soon become a new landmark tower in the rapidly evolving downtown core of Surrey City Centre, close to amenities, cafes, grocery stores, schools and transit.

“We are thrilled to be offering such a wide-range of housing options for Surrey residents in a great, walkable location,” says Kevin Cheung, Landa CEO. “We believe in the growth of Surrey, and we hope this is the first of many developments to come for us in the area in the coming years.”

Surrey City Councillor, Linda Annis, attended the groundbreaking ceremony on behalf of the City and Mayor. “It’s an honour to be here representing the City of Surrey,” she said. “Lucent is part of making this area so much better. We believe this will be the new hub for Metro Vancouver in 10 years, with more than 3 million people living here. And we are pleased to see more housing being built. We are in dire need, with more than 1,500 people moving here each month.”

Also in attendance at the groundbreaking ceremony was first-time homebuyer, Vaibhav Jadhav. “Buying this condo was the biggest risk of my life, but I am hoping this is one of many properties to come. I’m so proud of myself for pulling it off at such a young age,” said 27-year-old Jadhav, a software developer. “Lucent was an affordable option, and my plan is to continue to save while the project is being built and ultimately, to live there, hopefully with a partner, in a place I can call home.”

Jadhav, who managed to save enough for a down-payment while also paying rent alone in Calgary, paying off student debt and working multiple jobs, says he achieved his dream by not splurging on a lavish lifestyle. “Assets have more value than liabilities. I never bought a car or a fancy watch,” he said. “This is the Canadian dream. It’s an achievable dream for young people willing to work hard.”

The building, designed by WA Architects and interior designed by BYU Design, incorporates many innovative high-tech features, setting it apart other similar projects with a state-of-the-art user experience. This includes 1VALET, a new smart building app that offers secure keyless building access to residents and guests, amenity space bookings, concierge access and parcel notification and keyless entry, among other things.

Interiors include smart thermostats and all homes include smart home technology integration with a central panel that allows control of everything from heat and light to music. Lucent’s Fitness Zone features a club-style gym with top-of-the-line fitness equipment, a spin studio featuring Peloton bikes, and a private workout studio with Lululemon’s Mirror, the very latest in high-tech fitness.

In addition to smart home integration, the building also includes a 23,800 square foot of indoor and outdoor amenities. Within walking distance of two rapid transit lines (Gateway and Surrey Central Stations), along with other major redevelopments, including the King George HUB by PCI Developments and the recently announced new UBC campus and housing development, the area is fast becoming a vibrant hub of pedestrian activity supported by transit, walkable retail and other services.
